Row houses with narrow stairwells, buildings that require a COI and a reserved freight elevator, and blocks where the truck can't park within 100 feet. All of that is priced into the flat rate up front instead of billed as it happens.
Montgomery County, MD
Bethesda, Silver Spring, Rockville, Chevy Chase — mostly high-rises with loading docks and reservation windows, plus single-family homes with basements and long driveways. Flat rates here hinge on volume more than access.
Northern Virginia

Flat Rate Movers questions, answered
What does a flat rate actually include?
Truck, fuel, drive time, tolls, padding and wrap, dollies, stairs, long carries, and elevator waits. The number we quote is the number you pay — there's no fuel surcharge, stair fee, or minimum-hour padding tacked on at the end.
Is a flat rate cheaper than hourly movers?
Not always cheaper on paper, but it's predictable. Hourly quotes look low until stairs, parking, and traffic stretch the clock. If your job is genuinely small and simple, we'll tell you when hourly would save you money.
What if the move takes longer than you expected?
That's on us. If the scope we quoted is what we find on move day, the price doesn't move — even if the job runs two hours long.
When would the price change?
Only when the job changes: items that weren't in your list or photos, an extra stop, a different address, or access we couldn't see. We tell you the new number before we touch anything, in writing.
Do stairs or a walk-up cost extra?
No separate stair fee. Your access is priced into the flat rate up front, so a fourth-floor walk-up in Adams Morgan is quoted honestly instead of billed by the hour.
How do I get a flat rate quote?

Do you tip flat rate movers?
Tipping is never expected and never built into the rate. If the crew earned it, most customers do $20–$40 per mover for a local job — you can add a tip in the portal after you pay.
